Summer: the Best Time to Buy a Home

With summer now officially here, many people may think that the real estate market has slowed down, or that it’s time to take a break from house hunting.  However, I believe that summer is one of the best times to buy a house and given the activity that our company is experiencing, many buyers agree. 

Traditionally, the Spring market starts in January and continues through April.  Looking back at single family market activity since 2009 in the town of Weston, the Spring market has averaged 8 properties under agreement per month (those that have had a Purchase and Sale Agreement signed).  Meanwhile, the Summer market (consisting of the months of May through July) has averaged 14 properties under agreement per month.  Even the Fall market (August through October) cannot compete with Summer, only averaging 8 properties under agreement per month.

In my experience, some of the best buyer opportunities occur in December and the summer months because sellers are looking to make their own home purchases before the end of the year or the start of a new school year.

For most school systems, classes are now over.  If you are thinking of making a move to a different town, purchasing a home in the summer will ensure that your children are settled and enrolled in their new school.  My clients often say that they prefer to avoid having to make any mid-school-year changes that might be difficult for their children.

Additionally, summer is the perfect time to really look at potential properties.  In the nice weather, landscaping, patios, decks and pools can be fully observed.  Any outdoor issues with a home will also be more apparent in the summer than if they were covered by leaves, snow or ice.

Interest rates are still incredibly low and this is a great time for buyers to take advantage of attractive financing options.  So instead of being discouraged by a rainy Sunday because you can’t head to the beach, look at it as an opportunity to head out to check out open houses and interview potential Buyer Agents!

Whenever you decide to purchase your next home, make sure to hire a Buyer’s Agent who is experienced in the markets you are looking in and who can successfully navigate you through making a smart real estate decision.
