What You Should Look for When Hiring a Broker

Here are the top 5 things that you should keep in mind when choosing your broker.

Buying or selling your home and need to find a broker to help? What does it take to find the right one? You want someone who gets results, routinely delivers big sales and understands your needs, your neighborhood and how to move your property better than the competition. There are many choices out there, but here’s what you should take note of when making this important selection: 

1) Are they visible? Do you see their signs everywhere, and marketing materials?  Do you see creativity in their presentations? Have you had friends who have used their services? Visibility means that they have a track record in the communities you are interested in buying or sellin

2) Are they social? In addition to posting listings on Twitter and Facebook, do they blog about real estate trends or topics? Check out their advice and see if it matches your own home buying/selling philosophy. 

3) How well do they know the community? Do they serve on local boards or sponsor events, etc.? How long have they been selling properties in the area? Do they support local charitable community events and if so, how? The more entrenched they are in the community the more inside information you’ll get.

4) Do they know the ins and outs of staging a house? They should be familiar with the ins and outs of showing a house and be able to offer advice: everything from de-cluttering the home, to keeping it climate-controlled during extreme cold or heat, to cleaning carpets and keeping cars off the driveway. Little things mean a lot, and the more experienced they are, the better positioned they are to sell your property.

5) Do they respond in real time? With the advent of the smart phone, and e-mail and texts, your broker should be always accessible. If you can’t get your agent when you need him and there’s a lack of prompt response he will lose your confidence and your business.
