Pinnacle Report for Weston Real Estate, June 25 - July 8

All the latest on Weston's new, pending and remaining listings....

 

Happy Belated 4th of July! I hope your Fourth included flags, flowers* and so much more — great friends, yummy picnics, fabulous celebrations, special memories and fun times. So often the 4th of July marks the mid-point of the summer, which seems hard to believe given that the kids got out of school just three weeks ago. I hope you are having a fantastic summer thus far and that it only continues to get better....

And now here's what's been happening on the Weston real estate front.... The market activity in the last two weeks has been interesting especially given that our number of sold** properties strikingly outpaced our number of new listings. There weren't any single family homes that came on the market, and five sold** — and at a variety of price points, nonetheless, which you've heard me say time and again is a positive, healthy market indicator. This is only the second time since January 2010 when I started writing this report that there haven’t been any new listings (the other time this happened was in late December 2011).

It stands to reason, therefore, that our inventory (98) has fallen. In fact, this is the first time the inventory has fallen below 100 since mid-April. And to put the inventory levels in perspective, we are down slightly since my last report (103) and down significantly from this time last year (112). All of this activity leaves us to ponder what else the summer market will bring?
