Weston Home Sells for $200,000 Higher than Sale Price paid in December 2012

Prices are Rising in Weston: Chadwick Road Home Sells for 10% Higher than Sale Price paid Six Months Ago

The local real estate market in Weston is on fire. Limited supply and high demand are causing prices to rise. The best snap shot of the current state of the market is the recent sale of 4 Chadwick Road, Weston on June 17, 2013 for a full $200,000 above what the current owner paid six months ago.

I sold this elegant six bedroom home to my Buyer client on December 16, 2012 for $2,150,000. At that time the house had been on and off the market for several years unsold. It was a faded beauty in a great location that needed updating.

My Buyer client never moved into the house and is relocating outside of the area. I listed the property for sale in April, 2013. In two days the house had multiple bids and sold for 95% of asking price.

The sale price on June 17, 2013 was $2,350,000, a full $200,000 higher than what the current owner paid six months ago. No improvements had been done to the house, but a set of beautiful renovation plans were designed by a premier architect so prospective buyers could visualize the potential upgrades.

The current market conditions are favorable to Sellers. If a property is competitively priced, well located and staged to sell it will trade quickly for a strong price with little to no discount. Now is the time to make your move. My recent sale of 4 Chadwick Road, Weston shows an approximately 10% jump in the sale price of a Weston home in less than six months and is evidence of a healthy rising housing market.
