What's Hot and What's Not in Luxury Home Sales in Weston and Wellesley? Read tips from Rosemary McCready, a top producing broker who's sold over $40M in 2012 in Weston and Wellesley.

The hottest trends in home design are often reflected in recent real estate sales. What design features are helping sell a home today? What is it that can make your home hard to sell? Here are some trends that I've observed in my real estate sales in 2012 in the luxury home market in Weston and Wellesley.

1. Shingle and Stone Homes are HOT: Among the highest sales in Weston and Wellesley this year have been several magnificent Shingle Style homes with gorgeous stone masonry on the facade. This architectural style is classically New England and more aesthetically interesting to some buyers than the standard Center Entrance Colonial.

2. Fresh Modern Decor is HOT: Sales in the top tier of the market suggest that buyers want a less formal, fresher more modern interior. Many younger buyers are not excited by traditional decor and shun heavily draped and overly decorated homes. They want light, bright, sleek and fresh interiors, and open floor plans. Dark, ebony stained wood floors have sparked excitement from buyers, and pale neutral wall colors will never go out of style. Tall ceiling heights are also a must have for most high end buyers.

3. Smart House technology and lighting are HOT: As homes get larger and more sophisticated, it's very appealing to have the ability to control all lighting, temperature, music and even security from a Smart House panel and iPad.

4. Infinity Edge Pools are HOT: A sleek stunning Infinity Edge swimming pool integrated into a gorgeous terrace was the tipping point for my young "Under 30" buyers who bought a spectacular home in Wellesley. They also loved the soaring ceilings in the Great Room, stone fireplace and the walls of glass connecting the indoor and outdoor space.

5. Overly Customized Homes are NOT HOT: Large homes that were custom built over the last decade that were designed to suit the unique taste or needs of the original owner can be very hard to re-sell. Be careful when you custom build a home or renovate your existing home to keep re-sale value in mind. Think twice before you create a Jungle Room, an in-home beauty parlor or a floor plan that only suits your family.
