Weston Realty Market Thriving

Local Realtor, Susie Shortsleeve, takes a look at the Real Estate market in Weston over the last 30 days.

Weston's housing market was busy in late October, early November, with 11 single family homes sold in the last 30 days. The average listing price of these homes was $2,172,976 and the average living area of the homes sold was 5,443.82 square feet. The average cost per square foot for the listing price of these homes was $389 and these homes were on the market for an average of 259.91 days. 

The sales prices were not that far off the listing prices with the average sale price being $1,964,648.   This is, on average, 90% of the asking price which means sellers are getting very close to what they are asking.  This is quite a different story than what has been broadcast in the news over the past few years.   Additionally, the average cost per square foot for these sold homes came in at $352 –$37 off the per square foot asking price.  These figures imply that the news about the housing market being on the upswing is true.

The homes sold ranged from a 15 room, 5 bedroom, 6 full and one half bathroom Colonial that sold for $4,300,000 to an 8 room, 3 bedroom, two full and two half bath ranch that sold for $795,000. The list price for the ranch was $950,000 and the list price for the colonial was $4,500,000.  Despite the average sale price being near the asking price, there are exceptions – as evidenced by the deal above. This is good news as it means there truly is something for everyone here in town.

If you're interested in what is currently available, we've got 73 single family homes listed for sale. These range from a 22 room, 6 bedroom, 8 full bath and two half bath colonial on sale for $16,950,000 to a 8 room, 4 bedroom, 2 full and one half bathroom colonial on the market for $549,000.  Of these homes for sale, there are 9 that have active offers which have been accepted. Two other homes are under agreement, which means a purchase and sale has been signed and they are waiting to close.

With the market on the upswing, and the holiday season, believe it or not, being a great time to sell a home as active buyers are more dedicated to purchasing at this time of year, we encourage those who are actively seeking to continue to do so – odds are good you'll come out better than you expected.
